Cost segregation is a method of reclassifying components of your commercial building, allowing parts to be depreciated on a 5-, 7-, or 15-year schedule instead of the standard 39-year life. This reclassification, coupled with bonus depreciation, can significantly reduce your current taxable income. As a result, your cash flow can increase by $60,000 to $100,000 for every $1,000,000 of building cost. Bonus depreciation allows you to depreciate the full amount of qualifying property in the current year, further enhancing the financial benefit. Current improvements qualify for 100% bonus depreciation and Qualified Improvement Property (QIP) treatment. For example, interior doors, LED lighting, HVAC systems, and roofs can be fully depreciated in the first year under these provisions.
